Manage Maintenance & Inspection Services
Built to last decades, commercial property owners are required to perform intermittent inspection and testing services, to ensure the safe and proper function of equipment; to gage the effectiveness of repairs and maintenance; and to determine the remaining life of the physical structure. We take all inspection requirements seriously, and our operating practices and budgets include regular inspections by both in-house and 3rd party providers, always considering new technology and tools which may provide a safer and more comfortable tenant experience, while extending the useful life of our buildings.
Develop Annual Operating and Capital Budgets
We believe that planning is the key to successful operational outcomes. Accordingly, we endeavor to develop annual operating and capital budgets that aptly reflect the address the short-term needs of the property, with necessary, long-term, life-cycle updates, critical to tenant retention and leasing momentum.
Negotiate and Maintain Service Contracts
Critical to operational effectiveness and fiscal success, we regularly renegotiate and continuously manage our contracted services. We also try to strike a balance between the use of in-house personnel versus 3rd party service partners, often creating long-lasting, mutually beneficial service partnerships in the process.
Accounting Services
Ensuring fiscal responsibility and sound financial management service is the hallmark of our business. We utilize state-of-the-art property management financial software (MRI) and perform all fiduciary services, counting on the decades of professional accounting and financial reporting experience of our in-house accounting staff. From the detailed review of monthly general ledger transactions to the process of editing and delivering monthly rent statements, we believe that the accounting services functions we perform are every bit as critical to our business success as the tenants that we serve
Life-Safety and Security
Our top property operations priority is the safety and security of our tenants and their invited guests. To that end, we require that all tenants and their contractors provide us with relevant, accurate, and current evidence of insurance; we perform all required safety checks, tests, and property and emergency equipment inspections in accordance with local municipal life-safety ordinances and codes, relative to the age and category of our buildings, at the required intervals; and we aim to be as proactive as possible in ensuring that our tenants take an active role in maintaining an emergency services handbook, share it with their employees, and promote involvement in annual evacuation/safety drills. Over time, we have seen a need and introduced additional security cameras and upgraded lighting in common areas and parking lots.
