98 Miller – Interior

Excited to have completed the transformation of a raw vanilla shell suite into a luxury office space, with the success of this recent lease we have officially fully leased our building at 98 Miller, North Aurora for the first time since building the building in 2018.

98 Miller – Ground Up

We designed and managed the construction of the Oak Street Profession Center Building #3 which is a 10,000 Square Foot Medical Office Building. This development is currently completed and took roughly 6 months of construction to complete. We are currently marketing the property for lease, the building is currently occupied by 2 different medical practices.

Cabot – 310

For this project, we were tasked with providing our Tenant with a high-tech and welcoming environment for their growing business. We created several office and conference rooms with floor to ceiling glass, an expansive break room along with an open and bright area for cubicles. The construction of this space incorporate all new features throughout to meet our Tenants need.

Cabot – 330

At 2200 Cabot Dr., Lisle, IL, we had come up with the marketing strategy to subdivide the third floor of the building from a single tenant office space in a multi-tenant floor subdividing down into five separate suites ranging from 3,500 SF to 12,000 SF give a wide variety of space to market. For this Tenant space we reused some of the existing offices, created demising walls, new corridor, kitchen, open work area, new LED lights and ceiling tiles.

2200 Cabot – Penthouse

At 2200 Cabot Dr., Lisle, IL, one of the first capital improvement projects that we pursued was to renovate the Tenant amenity center located on the Penthouse level of the building. On the Penthouse level, Tenants have the luxury of a full-service deli, modernized furniture, a building conference room and a great view. This amenity has been enjoyed by all and gives the building a fresh new feel.

2200 Cabot – Lobby/Bathrooms

We acquired 2200 Cabot Dr., Lisle, IL at the end of 2019. When we purchased the property we knew it was distressed and dated and had only 25% occupancy. Our goal was to refresh the building and bring a new clean look and feel to the property, our first task in attracting Tenants was to renovate the first floor lobby and bathrooms giving it a modern flare.

Internationale – 1

We took a space that was previously setup for manufacturing and transformed it into a beautiful and functional office space. We delivered a turn key space within a matter of 4 months. The build out included demolishing existing bathrooms and production space in order to accommodate for the build out of a new full kitchen, open concept cubicles, private offices, conference rooms and vestibule.

Internationale – 2

We were tasked with installing glass paneled walls that were 9 feet in height in a training room and conference room to provide a high-end finish to the office and allow for ample natural daylight to fill the rooms. In addition to the glass panels, we refinished the office with new carpet and wood flooring as well as painting the entire office space. The finished product resulted in a sleek design that makes the training room more welcoming and feel larger.

Warrenville – 190

Our intention for this project was to transform an existing vacant suite into a modern executive office space for our new tenant. Utilizing the space available, we were able to add three additional offices, IT room and a break/storage room. The featured attraction of the buildout was the glass paneling that takes advantage of the natural light that pours into the suite; resulting in a bright and elegant corporate office for our tenant to prosper and enjoy. From receipt of permit to completion of the project we were able to finish the project in two months.

Warrenville – 170

In order to accomplish this project, we took three separate vacant suites and combined them to accommodate our Tenants space requirements and provide separate work areas for their different departments. This included an IT service area, IT call center and executive section. We were able to provide our Tenant with a great value for the space by using several existing infrastructure features that we were successful in repurposing.

This office renovation had a quick turnaround, which consisted of new ceiling tiles, LED light fixtures, additional offices, and a studio area in the back of the space providing plenty of room for our tenants’ use. The inviting, at-home style décor provides our tenant with the comfortable atmosphere they were searching for in order to satisfy their clients needs.

Warrenville – 210

Office in the front, manufacturing in the back. This tenant needed a space that provided them with enough office space to perform their overhead duties, along with industrial space to run their business. We were able to divide the space into two separate areas and provided them with a new bathroom, kitchen and an open concept floor plan with a lofted ceiling design.

Case Study 13

Naper – 400

For this project, we were tasked to fully renovate an existing interior space in a multi-level office building and move the tenant to a different floor. We gutted the suite completely, framed new walls, added glass fronts for all the offices, new floors, and created more usable space for the tenant to maximize its office. The main feature of this new beautiful space is the more than 125 feet of floor to ceiling glass that has been put into all the offices, conference rooms, and break area to give it a nice modern and elegant look to the space along with optimizing the natural light.

Our intention for this project was to transform an existing vacant suite fully furnished into a modern executive office space for our new tenant. Utilizing the space available, we were able to reconfigure some offices, install new LED lights and provided a refreshing new look with modern paint and carpet.

4355 Weaver – Lobby

At 4355 Weaver, Warrenville, IL, we pursued a capital improvement project to renovate the first floor lobby at the building including new carpet, ceiling tiles, LED lighting, furniture, active directory, along with the removal of dated furniture, directory and wallpaper. This renovation has provided the building with a fresh feel when entering the building.

Randall/Oak – Retail

In North Aurora at the intersection of Randall Rd. and Oak Street, RE Development Solutions is currently in the process of developing a 7,800 SF single story Retail building. We are marketing the building as a multi-tenant building tailored to restaurant and retail users, currently planning to be anchored by Dunkin Donuts.
