NAI Hiffman, RE Development Solutions partner for success at three office properties in Chicago’s Western suburbs

NAI Hiffman and RE Development Solutions partnered for office leasing success at three properties in the Western suburbs of Chicago.

Hiffman brokers Pat Kiefer and Steve Chrastka serve as primary listing agents for the properties and RE Development Solutions Leasing Director Jeremy Szybowicz oversees leasing activity for the buildings.

Since the start of 2024, the pair of brokers combined to close multiple deals totaling approximately 70,000 square feet at 1200 Internationale Parkway in Woodridge, 4355 Weaver Parkway in Warrenville and 2200 Cabot Drive in Lisle.

According to Hiffman research, overall suburban vacancy in the Chicago suburban office market sits at 27% but RE Development Solutions currently maintains a 13% vacancy rate on their properties, outperforming the market by 14%.

At 1200 Internationale Parkway, upgrades to common area hallways, restrooms, common meeting rooms and tenant lounge spaces were completed to highlight the buildings ownership’s commitment to the building.

“It’s difficult to create demand for office space in our current market,” said Chrastka. “RE Development has always made it a point to roll up their sleeves and figure out what it takes to get a deal done and meet a tenant’s needs – this is what wins in today’s market.”

Similarly, RE Development Solutions implemented capital improvements at 4355 Weaver in Warrenville including a first-floor lobby renovation featuring new carpet, ceiling tiles, LED lighting, furniture, and an active digital Tenant directory. Those improvements contributed to the completion of four deals totaling over 10,000 SF.

2200 Cabot’s upgrades boasted a new lobby and an upgraded penthouse level complete with a full-service deli, modern furniture and a building conference room.
